3. Acceptance of Terms

4. Services Provided

CSFM offers:

• Accommodation for students, professionals, and tourists;

• Property management;

• Real estate consulting.

5. Reservations and Payments

• Accommodation reservations are only valid after written confirmation and payment of the deposit requested by CSFM.

• Payments must be made within the agreed deadlines. Failure to pay will result in the automatic cancellation of the reservation.

• Deposits and down payments are non-refundable, except as required by law.

6. Client Obligations

• Provide accurate and complete information when making a reservation.

• Respect the internal accommodation rules, particularly regarding noise, hygiene, and use of common areas.

• Compensate CSFM for any damages caused to the property or its contents during the stay.

7. CSFM’s Liability

CSFM undertakes to:

• Ensure that the services provided match the contractual description.

• Comply with all legal obligations applicable to accommodation and property management.

CSFM shall not be liable for:

• Lost or stolen personal belongings;

• Damages resulting from force majeure or the client’s non-compliance.

8. Cancellations and Refunds

• Cancellations made less than 30 days before the check-in date are non-refundable.

• In the event of cancellation by CSFM due to force majeure, a full refund will be issued.

9. Intellectual Property

All content on CSFM’s website (texts, images, logos) is the property of the company and cannot be reproduced without prior authorization.

10. Governing Law and Jurisdiction

These Terms are governed by Portuguese Law. For any disputes, the competent court is the Lisbon District Court, with express waiver of any other jurisdiction.
